How the course works

The course follows the natural flow of a tenancy relationship, from the moment you prepare for a new tenant to the point where they leave. Each stage covers one clearly defined area.

Stage One

Getting the property ready

Before a new tenant arrives, there is a specific set of things worth doing and documenting. This stage covers the pre-tenancy inspection process, what to note about the property's condition, and what documents should be prepared and ready to hand over.

You will also learn how to create a visual record of the property's condition at the start of a tenancy, which becomes a reference point at the end.

Stage Two

The move-in process

Move-in day sets the tone. This stage covers what to communicate during the handover, what both parties should review and sign, and what copies each party should keep. It also addresses what to explain to a new tenant about the property and how to handle utility readings.

Clear move-in processes prevent the majority of end-of-tenancy disputes, because both sides have an agreed record of the starting point.

Stage Three

Ongoing communication

How you communicate with your tenant during the tenancy shapes the whole relationship. This stage covers the principles of professional landlord-tenant communication: response times, tone, what to put in writing, and how to handle requests that feel unreasonable.

Stage Four

Preventive maintenance

This stage covers how to think about maintenance proactively rather than reactively. You will build a seasonal maintenance calendar, understand what to look for in periodic property checks, and learn how to document what has been checked and when.

The stage also covers how to respond when a tenant reports a maintenance issue, including what to communicate and what to record.

Stage Five

Move-out and closing

The end of a tenancy requires a clear process. This stage covers how to communicate the move-out expectations in advance, how to conduct the final inspection using the move-in record as a baseline, and how to document the property's condition when the tenant leaves.

It also covers how to organize the paperwork at the close of a tenancy so the property file is complete and ready for whatever comes next.
