Part Two: Preventive Maintenance
Building your maintenance calendar
A seasonal approach to property checks. What to review in spring, summer, autumn, and winter, and why each season has its own priorities. Adapted for residential properties without requiring trade expertise.
The periodic property inspection
How to conduct a mid-tenancy inspection: what to look for, how to notify the tenant, what to record, and how to communicate your findings. Includes a full inspection checklist.
Keeping a maintenance log
A simple maintenance log protects both landlord and tenant. This module shows you a practical format for recording what was checked, what was found, and what action was taken or scheduled.
Part Three: Document Organization
The essential document set
Which documents a small landlord should have, keep, and be able to locate quickly. Rental agreements, inventory records, inspection reports, communication logs, and utility handover documents explained in plain terms.
Building a folder structure
A logical, reusable folder structure for property documents, whether stored digitally or physically. The same structure works for every tenancy and makes handovers and renewals much simpler to manage.
What to keep and for how long
Not every document needs to be kept forever. This module covers which records to retain after a tenancy ends, general guidance on document retention practices, and how to archive a completed tenancy cleanly.
Preparing a complete property file
